Upon key handover, the tenant shall provide the landlord
with proof of tenant insurance including $2,000,000 in
liability coverage and shall maintain said insurance for
the duration of the lease and any renewals.
Upon request, the tenant must provide the landlord with an
employment letter to their full satisfaction before signing
the lease. The landlord may also require a credit check.
All credit check fees will be borne by the tenant.
The property is strictly non-smoking, including cannabis
and vaping. The cultivation, production, distribution, or
purchase of cannabis or any illegal substance is strictly
prohibited.
Any form of short-term subletting, including but not
limited to AirBnB, is strictly prohibited and will
constitute a breach of lease.
Pets are not allowed in the unit.
Moving costs are the responsibility of the tenant.
The tenant will be responsible for any fines resulting from
non-compliance with building rules and the condominium
declaration (if applicable).
The tenant will be responsible for any fees due to lost
keys.
The property will be clean on the move-in date and must be
returned in the same condition: this includes all condo

walls. Except for normal wear and tear, any damage must be
