- The tenant will be responsible for paying any fees
incurred due to the loss of keys.
- Upon handing over the keys, the tenant must provide the
lessor with a tenant insurance certificate, including
liability coverage of Two Million Dollars ($2,000,000), and
maintain said insurance for the duration of the lease and
any potential renewals.
- Upon request, the tenant must provide the landlord with
an employer letter to the landlord's full satisfaction
before signing a lease. The landlord may also require a
credit check to be performed. Any credit check fees will be
payable by the tenant.
- The rental unit is deemed non-smoking, including cannabis
and vaping. The cultivation, production, distribution, or
purchase of cannabis or any illegal substance is strictly
prohibited.
- Any short-term subletting, such as but not limited to
Airbnb, is strictly prohibited and will constitute a breach
of the lease.
- Pets are not allowed in the rental unit.
- Moving fees are the responsibility of the tenant.
- The tenant will be responsible for paying any penalties
resulting from failure to comply with the bylaws and
declaration of co-ownership (if applicable).
- The property will be clean on the move-in date, and the
unit must be returned in the same condition: this includes
all condo inclusions, as well as the state of the floors
and walls. Except for normal wear and tear, any damages
must be repaired at the tenant's expense before vacating
the premises.
